​​​📑 *1: Policy on Exceptional Cases

To provide our guests with peace of mind and clarity, this plan operates on an "all-inclusive" price that covers management, cleaning, and utilities under standard, reasonable usage. However, in the following exceptional cases, separate fees for restoration or damages will be charged.

1. Smoking Inside the Room or on the Balcony (Including e-cigarettes and heated tobacco)

All properties are strictly non-smoking. If smoking, cigarette butts, wallpaper discoloration, or smoke odors are detected inside the room or on the balcony, standard cleaning will not suffice. You will be charged the actual cost of specialized commercial deodorization, plus an operational compensation fee starting from ¥50,000.

2. Damage or Defacement to the Building, Facilities, or Amenities

You will be charged if you cause damage or defacement to the room’s facilities (air conditioner, water heater, etc.) or provided amenities (furniture, appliances, curtains, etc.) due to intent or negligence. This includes putting nails/screws into walls, wallpaper peeling due to adhesive tape, and severe stains from spilled drinks.

3. Severe Staining or Defacement of Bedding (Bed/Futon)

If bedding is soiled with blood, vomit, excrement, or other severe stains that cannot be removed by standard professional cleaning, you will be responsible for the actual cost of disposing of and replacing the bedding.
 

4. Excessive Utility Usage

If utility costs exceed standard, reasonable usage (e.g., leaving the air conditioner running 24/7 with the windows open, leaving water running continuously) and the management company deems it excessive, we reserve the right to bill you for the excess amount.
 

5. Left-Behind Items and Excessive Trash Upon Check-Out

If oversized trash or an excessive amount of unwanted belongings are left behind after your departure, you will be billed for the actual disposal fees.
 

6. Neighborhood Disturbances and Nuisance Behavior

If you cause damage or distress to neighbors or other residents through excessive noise or behavior that violates public order and morals, you will be held liable for any resulting damages.

7. Loss or Damage of Keys (Room Keys)

If a physical key is lost or severely damaged, the actual cost of replacing the key cylinder (for security purposes) and duplicating the keys will be charged, starting from ¥20,000. For electronic locks/smart locks, the actual cost of resetting the system or reissuing a card key will be billed.
